Florida 63-Hour Pre-License Course for Sales Associates

If you want to sell real estate in Florida, every path starts in the same place: a 63-hour pre-license course approved by the Florida Real Estate Commission (FREC). There is no shortcut around it, no experience credit that replaces it, and no state exam appointment until it is finished. The good news is that it is a single, well-defined requirement, and you can complete it online at your own pace.

Who has to take the 63-hour course?

Anyone applying for an initial Florida real estate sales associate license. Before you enroll, make sure you meet the state’s basic qualifications:

  • You are at least 18 years old.
  • You hold a high school diploma or its equivalent.
  • You have a United States Social Security number.
  • You can pass a background check based on submitted fingerprints.

Florida residency is not required. Out-of-state applicants and international applicants take the same course and the same state exam as Florida residents.

What the course covers

The 63 hours follow the FREC Course I syllabus, which means every approved school teaches the same core material. Expect coverage of:

  • Real estate as a business and the license law that governs it (Chapter 475, Florida Statutes, and Rule 61J2 of the Florida Administrative Code)
  • Authorized relationships, duties, and disclosure requirements
  • Brokerage operations, escrow handling, and violations and penalties
  • Federal and state fair housing law
  • Property rights, titles, deeds, and legal descriptions
  • Contracts, financing, and closing procedures
  • Real estate math, valuation, and appraisal basics
  • Taxes affecting real estate, plus planning and zoning

The math sections deserve extra attention. They are a small share of the syllabus but a large share of the questions people miss on the state exam.

The end-of-course exam

You finish the 63 hours with a school exam. You need a score of at least 70 percent to pass and receive your certificate of completion. That certificate stays valid for two years, so there is a real deadline attached to it — if you let it lapse before you are licensed, you have to take the course again.

What happens after the course

Passing the course is step one of three:

  1. Submit your application and fingerprints to the Florida Department of Business and Professional Regulation (DBPR), along with the application fee.
  2. Pass the state exam. The sales associate exam is 100 multiple-choice questions and requires a score of 75 or higher. It is administered by the state’s testing vendor at approved testing centers and, in many cases, by remote proctoring.
  3. Activate your license under a broker. A Florida sales associate cannot operate independently. Your license stays inactive until a licensed broker registers you.

One more thing worth planning for now, before you forget about it: within your first renewal cycle you will owe a 45-hour post-license course. That deadline arrives sooner than most new licensees expect.
