I am not licensed yet
You need the 63-hour sales associate pre-licensing course. It is the first requirement for anyone entering the profession in Florida, and it is where almost everyone starts.

I just passed the state exam
Before your first renewal you must complete post-licensing education. Sales associates take a 45-hour course; brokers take 60 hours. Missing this deadline makes a licence null and void.

I am renewing my license
Licensed Florida agents complete 14 hours of continuing education every two years, including required Core Law and ethics content.

I want to become a broker
Brokers complete a 72-hour pre-licensing course, and must have held an active sales associate licence for at least 24 months within the preceding five years.
How real estate licensing works in Florida
Real estate licensing in Florida is administered by the Florida Real Estate Commission, which operates under the Department of Business and Professional Regulation. The Commission sets the education requirements, approves the schools permitted to teach them, and defines the rules licensees work under.
Everyone entering the profession follows the same sequence. You complete an approved pre-licensing course, pass its final exam, submit fingerprints for a background check, apply to the DBPR, and then sit the state licensing exam administered by Pearson VUE. A licence is issued inactive until a licensed broker employs you.
Florida licenses individuals, not offices
Your licence belongs to you and follows you between brokerages. What changes when you move is the broker your licence is registered under. That distinction matters more than new licensees expect, and it is covered in detail in the pre-licensing course.
You do not need to live in Florida
Florida residency is not a requirement for either the course or the licence. You do need a United States Social Security number to apply with the state. People licensed in other states should look at Florida’s mutual recognition agreements, which can change what is required.
Education continues after you are licensed
Getting licensed is the beginning of the education requirement rather than the end of it. Post-licensing education is due before your first renewal, and continuing education is due every renewal cycle after that. Both are handled here.

Florida licensing questions
How long does it take to get a Florida real estate license?
Most people take three to four weeks over the 63-hour course, then several more weeks for fingerprinting, DBPR processing, and scheduling the state exam. Two to three months from start to licence is a realistic expectation, though it depends heavily on how quickly you work through the course.
How much does it cost in total?
Beyond the course, budget for the DBPR application fee, the fingerprinting fee, and the state exam fee. Check current amounts on the DBPR site, as they change.
Can I take the course entirely online?
Yes. Florida permits pre-licensing, post-licensing, and continuing education to be completed online through an approved provider.
What happens if I fail the state exam?
You may retake it. Your course completion certificate remains valid for two years from the date you pass the course exam, and you must be licensed within that window.
Do I need a broker before I take the course?
No. You need one to activate your licence after you pass, not to study or to apply.
I am licensed in another state. Do I still need the 63-hour course?
Possibly not. Florida has mutual recognition agreements with several states that can waive the pre-licensing requirement. Check with DBPR whether your state is covered before enrolling.
