What this course covers
The open house is one of the few remaining ways to meet buyers in person before they have chosen an agent. Most are run as an obligation to the seller and produce nothing. This course treats them as what they can be, which is a source of clients.
Preparing the property and the seller
What to ask the seller to do, what to do yourself, and the conversation about expectations that prevents disappointment afterwards. Also what to secure or remove before strangers walk through.
Getting people through the door
Signage placement, timing against other events in the area, neighbour invitations, and online promotion. A sign on the corner is the minimum, not the plan.
Capturing details without being pushy
Sign-in that people complete willingly, questions that start a conversation rather than a qualification, and how to tell in ninety seconds whether someone is a buyer, a neighbour or a browser, while treating all three well.
Following up
What to send, when, and how to distinguish between someone who liked this house and someone who is genuinely looking. Most open house contacts are lost here rather than at the door.
Staying safe
You are alone in an unfamiliar building with strangers. The course covers arrival routine, positioning yourself in a room, a check-in arrangement with someone outside, and when to end an open house early. This section is not optional and it is not padding.
Who this is for
Any licensed agent holding open houses, whether for their own listings or a colleague’s. New agents will find it a practical route to meeting buyers.
